Orlando Villa Overview
Woodlands Villa is a large (2381 sq ft), 4 bedroom, 2 1/2 bathroom beautifully furnished air-conditioned home with stunning 33ft pool backing onto private woodland for absolute privacy. Our spectacular over-sized deck has plenty of comfortable furniture for outside dining and relaxation and the pool has underwater lighting for an evening swim. Inside the villa, our home offers a family room, living room, formal dining room, utility/laundry room, kitchen with breakfast nook & downstairs cloakroom. Amenities include 3 flat screen cable televisions, DVD player, CD player. iPod/iPhone music dock, telephone (includes free local calls), highchair, buggy, full size cot, free high speed internet & WiFi. To enjoy unlimited complimentary internet access, guests just need to bring their laptop or other web enabled device.
Just 4 miles from Disney and an easy 30 minute drive from Orlando International Airport, Lindfields is a prestigious and established residential community off the popular western end of Highway 192, near Formosa Gardens. Located in peaceful surroundings yet literally just minutes from theme parks, golf courses, medical centres, supermarkets and an incredible choice of bars and restaurants. Woodlands Villa is close enough to Disney that if you wish to take a break from park-hopping in the middle of the day, you can easily return home for a swim, meals or perhaps even a short nap before returning to the parks for their wonderful evening shows, parades and fireworks.
Woodlands Villa is managed locally by a well respected property management company who have been in business since 1981. They have won several travel industry awards over the years and the efficient and attentive service they offer to both guests and homeowners alike is of the highest standard. They are based in nearby Kissimmee and their staff are available to assist Woodlands Villa guests 24/7.
Lounge / Great Room
Woodlands Villa has two living rooms and a formal dining room providing plenty of space for all the family to spread out and relax. THE FAMILY ROOM with it's vaulted ceiling, overlooks the fabulous pool deck and has two very comfortable sofas, an over-sized armchair, table lamps, occasional tables, flat screen cable television, DVD/CD player, iPod music dock and aselection of books & DVD's. The second LIVING ROOM is at the front of the villa and has two large sofas, occasional tables and adjustable lighting. Our separate DINING ROOM has a table offering seating for six.
Kitchen
The kitchen at Woodlands Villa overlooks the pool area and is equipped with everything you could possibly need for your stay including large fridge/freezer with ice dispenser, microwave, dishwasher, pots & pans, kettle, portable CD/Radio, coffee maker, toaster, plenty of cutlery, crockery and utensils. For dining outside in the pool area, we supply plastic cups, plates, glasses etc for safety reasons. In the kitchen you will also find a breakfast nook with a high table and four chairs for informal dining. Our telephone and high speed internet router are located in the kitchen offering WiFi internet access throughout the home - guests just need to bring their laptop or other web enabled device to enjoy this free service. Across the hall from the kitchen, we have an air-conditioned UTILITY/LAUNDRY room equipped with a large capacity washing machine, separate large capacity dryer, full size ironing board and iron.
Master Suite
The very spacious master bedroom suite is located on the ground floor and offers views of the pool deck, a flat screen cable television, ceiling fan, plenty of drawer space, 2 bedside tables, a chair, security safe for your valuables, clock radio and table lamps. It boasts a large walk-in closet.
En-Suite
The ensuite to the downstairs master bedroom is a generous size and offers a marble bath, a separate large walk-in shower, vanity unit, toilet, plenty of drawer space, a hairdryer and direct access to the pool deck.

Downstairs, we have a CLOAKROOM with toilet & sink.
Bedroom 2
Upstairs, you'll find our second queen sized bedroom which has a flat screen cable television, ceiling fan, large walk-in closet, clock radio, chair, table lamps, ample drawer space, 2 bedside tables and view over the back garden and woodland.
Bedroom 3
This upstairs twin bedroom is DISNEY themed and very popular with our younger guests. It overlooks the garden and woodland and has a walk-in closet, clock radio, ceiling fan, bedside table, table lamps and Disney themed bedding and accessories.
Bedroom 4
The second of our upstairs twin bedrooms has been decorated in a subtle pink and purple theme to appeal to girls of all ages. This bedroom has a ceiling fan, walk-in closet, darwe space, table lamps, 2 bedside tables.
Family Bathroom
The FAMILY BATHROOM is located upstairs and has a double vanity unit, toilet, bath with shower, plenty of storage space and a hairdryer.
Baby Facilities
Younger guests at Woodlands Villa are well catered for. We provide a comfortable, high quality buggy, a sturdy highchair and a full size wooden cot with plenty of linens. These are all provided free of charge to our guests.
Garage
Woodlands Villa has a DOUBLE GARAGE located off the utility room.

Pool heat is an optional extra and is recommended October-May. Pool heat costs £100 per week in 2011 and £110 in 2012.
BOOKING & PAYMENT INFORMATION.
A booking deposit of £100 per week is required at time of booking to secure a reservation. The rental balance isn't due until 2 months prior to villa check-in date. A fully refundable security/damages deposit of £200 is payable with the final rental payment 2 months prior to departure. Late bookings ie: within two months of villa check-in date, require full payment at time of booking.
Payment is accepted in US Dollars or UK Sterling via cheque, wire transfer, Visa or Matercard.
General
Villa check-in time is 4pm and check-out time on departure day is 11am.
Woodlands Villa is strictly non-smoking although guests are welcome to smoke outside on the pool deck.
